What actually happens at a valuation
It's a visit, not a sales pitch. One of us comes round, walks through the property with you, and we talk about what you're trying to do: sell, let, or just find out where you stand.
Before we arrive we'll have looked at what's sold or let recently on your street and the ones around it, so the figure we give you is based on real comparables rather than a portal estimate. We'll show you those comparables and explain where we think your property sits against them.
If you decide to go ahead, we'll talk through how we'd market it: professional photography, a floorplan, a 3D tour where it suits the property, and a listing on Rightmove and our own site. We'll also be honest about anything worth doing first, as sometimes a day of tidying and a coat of paint is worth more than it costs, and sometimes it isn't.
The visit usually takes 30 to 45 minutes. Afterwards you'll get our recommended asking price and reasoning in writing. There's no fee, and no obligation to instruct us.
