Your Legal Duties

Core landlord responsibilities in Wales

These are the non-negotiables. Our managed service handles every one of them on your behalf.

Annual Gas Safety Check

Every 12 months by a Gas Safe registered engineer. Certificate sent to tenant within 28 days.

Electrical Safety (EICR)

Full Electrical Installation Condition Report every 5 years, plus PAT testing of provided appliances.

Smoke & CO Alarms

Working smoke alarms on every floor and CO alarms in any room with a fuel-burning appliance — tested at the start of every tenancy.

Energy Performance Certificate (EPC)

Minimum E rating now; rising to C by 1 October 2030 under the Warm Homes Plan. £10,000 cost cap per property applies.

Fitness for Human Habitation (FFHH)

29 fitness matters under the FFHH Regulations 2022. Electrical installations must be inspected at least every 5 years. We handle inspections and remediation.

Rent Smart Wales registration

Mandatory for every Welsh landlord. Use a licensed agent (us) and you only need to register, not licence — saving training costs and time.

Landlord questions, answered

What does your fully managed service cost?+
Our fully managed service starts from 10% + VAT of the monthly rent, competitive with leading Cardiff agents. There is also a one-off setup fee covering marketing, referencing and the move-in inventory. We give you a clear, fixed quote at your free rental valuation, with no hidden charges and no surprises.
How does the Renting Homes Wales Act affect me?+
Since December 2022, all Welsh tenancies are "occupation contracts", not ASTs. You must issue a written occupation contract within 14 days, meet the 29 fitness matters under the FFHH Regulations 2022, and give 6 months' notice under section 173. Our Compliance Shield handles every step for you.
Do I have to register with Rent Smart Wales?+
Yes. Every Welsh landlord must register, and either obtain a licence (if self-managing) or use a licensed agent. Nest Homes is fully Rent Smart Wales licensed, so when we manage your property you only need to register, not licence.
What's happening with EPC requirements?+
The current minimum is EPC E. Under the Warm Homes Plan published 21 January 2026, the minimum rises to EPC C by 1 October 2030 with a £10,000 cost cap per property. Our annual audit identifies exactly what work you need to do — and when.
Will you tell me when laws change?+
Yes. Our Compliance Shield includes plain-English alerts whenever the rules change. Rent Smart Wales updates, EPC deadlines, LTT changes, anything material. You're never caught out.
Can I switch to Nest from another agent?+
Absolutely. We handle the whole switch: contacting your current agent, transferring documentation, re-referencing the tenant if needed, and re-registering the deposit. Most switches take 2 to 3 weeks with zero disruption to the tenancy.
When will Guaranteed Rent be available?+
We're launching our Guaranteed Rent service later in 2026. Register your interest via the Contact page and we'll notify you the moment it goes live. Early registrants will get preferential pricing.
