Building and refurbishment
We have our own building team. It started because landlords kept asking us who they should use, and it was easier to do the work ourselves than keep chasing other people's tradesmen.
Most of our work is for landlords we already act for: getting a house ready to let, converting one into an HMO, or refurbishing between tenancies. We also work for homeowners, usually on kitchens, bathrooms and extensions.
We are insured, we quote in writing before starting, and one person runs the job from the first visit to the snagging list.
Refurbishment
Most of what we do: bringing a tired house up to a lettable or saleable standard.
Full refurbishment
Kitchen, bathroom, rewire, plumbing, plastering, decoration and flooring, managed as one job.
Kitchens and bathrooms
Design, supply and fit, from landlord-spec to something nicer for a family home.
Decoration
Redecoration between tenancies, or a full repaint after building work.
Electrics, heating and plumbing
Certified work with the paperwork you need for letting.
EICR and rewiring
Testing, remedial work and full rewires with a new consumer unit.
Boilers and heating
Boiler replacement, radiators and full central heating installs.
Plumbing
Anything from a leak to reworking the pipework for a new bathroom.
Bigger projects
Where the layout of the house needs to change.
HMO conversions
Turning a family house into a licensed HMO, including the fire and layout requirements.
Loft and garage conversions
Extra bedrooms or living space, with the building regs side handled.
Extensions
Planning application through to sign-off, with one person running the job.
Furnishing
Usually the last step before a property goes on the market.
Furnishing packages
Furniture and white goods for a whole house or room by room, delivered and set up.
Styling for photos
Getting a property looking its best before we photograph and list it.
How a job runs

We come and look
We walk round with you, talk through what you want and what the property actually needs, and give you an honest view of what is worth spending money on.

You get a written quote
Itemised, so you can see what each part costs and drop anything you would rather not do.

We schedule it
You get dates and a running order. If a trade is going to be in the house on a particular day, you will know beforehand.

We do the work
One person is your contact throughout. If something unexpected turns up behind a wall, you hear about it before we spend your money on it.

We snag it with you
You walk round with us at the end and we sort anything you are not happy with before we invoice the final amount.
